Bagmane Prime Office REIT is a commercial real estate investment trust focused on owning, operating, and managing premium Grade A+ office business parks in Bengaluru, one of India’s most prominent office real estate markets. The REIT’s portfolio is strategically located across key micro-markets in the city and is primarily leased to multinational corporations and global technology companies. As of June 30, 2025, the portfolio comprises six Grade A+ business parks with a total area of 20.3 million sq. ft. and a leasable area of 19.6 million sq. ft., supported by a strong committed occupancy of 97.9%. The portfolio includes completed office assets, under-construction developments, future expansion projects, as well as hotels and solar power assets. The tenant base includes leading global companies such as Google, Amazon, and Nvidia, ensuring stable and long-term rental income. The REIT is sponsored by the Bagmane Group, a Bengaluru-based developer with a strong track record in premium office real estate and a significant development pipeline across India.
